Design guidelines

These design briefs for houses and apartments describe the amenity requirements for social housing delivered as part of the Nation Building - Economic Stimulus Plan. They should be considered together with the design principles, which describe the Department of Communities' (Housing and Homelessness Services) general approach to housing design.

The design briefs and guidelines have been prepared by the Department of Communities (Housing and Homelessness Services) to guide the Department of Public Works and developers to ensure the best possible housing outcomes. They outline many factors to be considered when designing housing, but do not cover all issues and circumstances. Those developing new housing for the Department of Communities (Housing and Homelessness Services) will need to establish, through the briefing process, any additional detailed requirements.

All new housing should be designed to meet industry best practice and the statutory requirements of relevant authorities.

Schematic design briefs

Schematic Design Briefs describe the minimal functional design requirements that respond to the needs of client groups and service delivery.

Schematic Design Briefs have been collated into two categories of dwellings:

Apartments, covering:

  • studio apartments
  • one-bedroom apartments
  • two-bedroom apartments.
  • Houses, covering:

  • two-bedroom duplexes
  • four-bedroom detached houses.
